Adgar Poland has relocated to its new headquarters at Adgar Plaza One in Warsaw’s Służewiec business district. The new office has been designed with people at its core, accommodating different working styles while prioritizing everyday comfort. For a company that develops, owns and manages office space across 12 office buildings in Warsaw, creating its own headquarters meant stepping into the role of a tenant and experiencing the office design process from the client’s perspective. The result is an 800 square meter model workspace that truly embodies the company’s new brand promise: “This Is Where You Want Your Office.”


Designing an Office from the Tenant’s Perspective
When planning its new headquarters, the Adgar Poland team faced a unique challenge. This time, the focus was on identifying the needs of its own employees, balancing the expectations of different departments, and selecting solutions that met functional, aesthetic and budgetary requirements. While these challenges are familiar to most office tenants, for a company that leases and
manages office space for others as well as developing its own proprietary office concepts, designing its own workplace carried additional significance. The office would become a showcase, a benchmark and a practical demonstration of the solutions and
standards the company recommends to its clients. “Working on our own office was an incredibly valuable experience. We had the opportunity to go through the entire process from the inside, from discussions around the needs of a highly engaged team, through decisions on layout and functionality, to testing the solutions we ultimately implemented. This perspective has given us a much deeper understanding of our tenants, their challenges, decision-making processes and timelines, as well as the importance of details that ultimately shape the everyday workplace experience. We have gained valuable insights that will undoubtedly strengthen both our client relationships and the quality of our advisory services” says Monika Szelenberger, Director of Leasing & Asset Management at Adgar Poland.

The immediate reason for the relocation was the successful lease of Adgar Poland’s previous headquarters in the Adgar BIT building. That office also served as a showroom space and was frequently presented to clients as an example of a well-designed workplace. Ultimately, one client appreciated the space so much that they leased it in its entirety.


Functionality Meets Everyday Comfort
The new office builds on the same philosophy as its predecessor, but in an even more refined form. The space has been designed around quality, functionality and ergonomics. It includes a variety of work settings, from quiet focus areas and meeting rooms of different sizes to private offices for confidential conversations, as well as informal breakout and relaxation zones. Acoustic solutions and carefully selected materials further enhance everyday comfort. Wide desks, height-adjustable workstations, thoughtfully designed lighting, window blinds, operable windows and sound-absorbing finishes all contribute to a more
comfortable and productive working environment.


Kitchen as the Heart of the Office
The most vibrant part of the new headquarters is not the reception area, but the kitchen. Much like in a home, where the most engaging conversations naturally gather around the kitchen table, this space has become the social heart of the office.
Featuring a large communal table that seats more than 20 people, an oven, a Thermomix and facilities for shared cooking, the kitchen has become the place where the working day often begins over morning coffee, continues with team lunches and sometimes ends with Friday after-work gatherings.
“We wanted to create an office that is genuinely designed for people, not only visually appealing and well-equipped, but a place where people truly enjoy spending time. The kitchen is the best example of this. Shared meals, cooking together, laughter and
conversations after work are the moments that shape company culture, strengthen relationships and make an office feel alive” adds Martyna Czarnota, Senior Asset Manager at Adgar Poland.


A Workplace That Engages All the Senses
The new headquarters has also been designed to create a welcoming sensory experience. Visitors are greeted by the aroma of freshly brewed coffee, fresh flowers and abundant greenery. Natural materials, warm finishes and a calm color palette create an inviting atmosphere while maintaining a professional, representative character. Prominent Adgar Poland branding, a map of Warsaw highlighting the company’s office portfolio and the slogan “This Is Where You Want Your Office” are more than visual identity elements. While the tagline remains memorable, within this space it takes on a much broader meaning than a marketing message alone. It becomes a promise backed by real experienced workplace where people enjoy working, collaborating and simply spending time. The office therefore serves multiple purposes simultaneously: it is the home of the Adgar Poland team, a showcase for clients and a practical testing ground for understanding tenants’ evolving needs. Through this project, Adgar Poland demonstrates that a welldesigned workplace is about far more than square meters, fit out standards or floorplans. Equally important are the details that shape employees’ everyday experience, their comfort, working rhythm, conversations and relationships.
