Investors have delivered on their commitment, and just before Christmas holidays, the new connection between Suwak Street and Cybernetyki Street in Warsaw’s Służewiec district was opened to traffic. This improvement will significantly shorten travel times for both residents of nearby housing estates and employees of local office buildings commuting to and from work. Adgar Poland, together with Syrena Real Estate, PineBridge Benson Elliot, and AFI Europe, jointly invested PLN 15 million in the redevelopment of the road infrastructure. The City of Warsaw provided the land required for the project.

The Suwak–Cybernetyki street connection is a 600-metre road infrastructure project and one of the most anticipated upgrades to pedestrian and vehicular infrastructure in this part of Mokotów. As planned, it will significantly reduce traffic congestion on Postępu, Marynarska, Domaniewska, and Konstruktorska streets. It will also improve the quality of life for residents of nearby housing estates and save commuting time for thousands of employees working in surrounding office buildings. Some of these companies are part of a consortium that decided to jointly finance the redevelopment using private funds.

Following an agreement with the City of Warsaw, which provided the land for the project, a model example of a a model public–private partnership was successfully delivered. This initiative may serve as a blueprint for addressing similar infrastructure challenges and traffic bottlenecks in the capital. Such projects require responsible investors who are committed to improving urban environments and shaping cities in a way that integrates multiple functions, moving closer to the concept of a modern “15-minute city”—one that is more accessible, livable, and sustainable for residents, businesses, and the environment alike.

The District Building Supervision Inspectorate has confirmed the acceptance of the investment, meaning that the first drivers were able to use the road from 20 December 2024. The public road has been opened with one lane in each direction and includes 36 publicly accessible parking spaces, including three designated for people with disabilities, as well as a pedestrian walkway and a bicycle path.

In the near future, bus services will also operate along the route, with a stop located opposite the Warszawa Służewiec railway station.

As district authorities, we are actively working to leverage this shift for the benefit of residents by entering into agreements with infrastructure investors. The total cost of the investment amounted to PLN 15 million and was fully financed from private funds contributed by Adgar Poland, Syrena Real Estate, PineBridge Benson Elliot, and AFI Europe.
