Since acquiring the Adgar Renaissance Tower office building in 2022, Adgar Poland has consistently modernized the property’s infrastructure and strengthened its environmental performance. The investments carried out, combined with proprietary flexible leasing formats, have attracted new tenants.

In recent months, the tenant portfolio at ART has grown significantly, confirming that the office building located in the heart of Warsaw’s Wola district remains an attractive business location in this part of the city.

 It is worth noting that in November 2023 Adgar Poland announced that, following completed modernization works, the Adgar Renaissance Tower office building had been awarded the LEED Platinum certification. This means that in just over 12 months from the acquisition of the asset, the company implemented solutions meeting the highest standards of green building certification under the Leadership in Energy and Environmental Design (LEED) system. Among the key upgrades were innovative energy reduction systems, including smart LED lighting and motion sensors, as well as systems optimizing the operating schedules of building infrastructure equipment. The modernization of the lifts has also been completed, while renovation works on the tenant parking facility are in their final phase. The final element of these works will be a new design and fit-out of the office lobby, scheduled for completion in Q4 2024.

Similarly to its other office properties, Adgar Poland is also introducing new leasing formats tailored to market trends and the evolving needs of tenants. These include the Flexi Lease by Adgar concept, which combines the functionality of traditional office space with the flexible leasing conditions typical of coworking environments.

In addition to the aforementioned new leasing formats, the Adgar Renaissance Tower portfolio will also be expanded this year with Adgar Poland’s proprietary Brain Embassy concept. The opening of two floors of this coworking space is planned for April 2024, making it the seventh Brain Embassy location in Warsaw.

The offering is aimed both at individuals seeking a welcoming open space environment and larger companies in need of private offices or larger dedicated units.

Thoughtful and responsible modernization of the building, a convenient and tailored leasing offer, as well as the location and excellent connectivity of Adgar Renaissance Tower all significantly influence tenant portfolio activity. As a result of last year’s renegotiations, more than 30% of the office space lease agreements were extended. The vast majority of companies whose contracts are expiring, choose to remain in this location, including the training group Expose. Recently, vacant office spaces have been taken up by tenants such as Simply You Novascon and Piazzaro.
