Adgar Park West, one of Adgar Poland’s flagship office complexes in Warsaw, has experienced strong leasing activity in recent months. Among the latest tenants to join the property are Hortex Group, one of Poland’s leading food and beverage companies, and Scena Współczesna Theatre. The growing interest in Adgar Park West reflects Adgar Poland’s ability to respond to evolving market expectations by combining traditional office leasing with flexible workplace solutions, while continuously enhancing the functionality and quality of its buildings.
Hortex Group, comprising Hortex and Polski Ogród, is one of Poland’s most recognized food brands. For more than 60 years, the company has been synonymous with premium quality frozen fruit and vegetables, juices, nectars and soft drinks. As part of the relocation of its corporate headquarters, Hortex has leased 1,400 square meters of office space at Adgar Park West. The project included a comprehensive fit-out, delivering a fully customized workplace tailored to the company’s operational and business requirements. The company opted for a long-term lease, seeking office space designed specifically to support its organizational needs. In addition to creating a highly functional working environment, the project incorporated dedicated infrastructure for storing frozen food products for which the Hortex brand is internationally recognized.
“Hortex was looking for office space designed around its specific operational requirements. Beyond the workplace itself, we developed dedicated solutions to support the storage of the company’s products, including frozen food and ice cream. Thanks to our experience in delivering tailored office environments, combined with the building’s extensive amenities and excellent location, we were able to secure a long-term partnership,” said Angelika Rąpała, Leasing and Flexible Workplaces Manager at Adgar Poland.
Adgar Park West comprises three office buildings offering a total of 43,000 square metersof modern office space, strategically located on Aleje Jerozolimskie. The complex benefits from excellent connectivity, providing convenient access to Warsaw West Railway and Bus Station, Warsaw Chopin Airport, the S2 expressway, major retail destinations and Szczęśliwicki Park. More than 800 surface and underground parking spaces are available for tenants and visitors. In line with Adgar Poland’s mixed-use philosophy and the concept of the 15-minute city, Adgar Park West offers an extensive range of on-site amenities designed to enhance the everyday experience of its occupiers. These include a kindergarten, fitness club, cafés, restaurants, retail outlets and an eco-friendly car wash. Tenants also benefit from complimentary bicycle rental, umbrellas, Wi-Fi in the lobby areas and newly installed ABB Terra Wall box electric vehicle charging stations with charging capacity of up to 22 kW. The recently opened Relax Zone, available free of charge to tenants, features comfortable lounge areas, table football, darts and pinball machines, providing additional opportunities for relaxation and informal meetings.
Since March, Adgar Park West has also become home to Scena Współczesna Theatre, further expanding the property’s cultural and community offering.
Office suites ranging from 150 square meters to 1,000 square meters remain available within the complex. In addition to conventional office leases, occupiers may also choose flexible workspace solutions through Flexi Lease by Adgar and Brain Embassy. According to JLL’s Warsaw Office Market report published in April 2024, the Aleje Jerozolimskie office corridor ranked among Warsaw’s strongest performing office submarkets during the first quarter of the year, alongside the City Centre and Służewiec business district.
The lease negotiations between Adgar Poland and Hortex Group were supported by the commercial real estate advisory firm Share Space.
“Relocating Hortex Group’s long-standing headquarters was preceded by a detailed evaluation of a number of potential locations. Adgar Park West proved to be the best fit for our client, not only because of the property’s amenities and functionality, but also thanks to the landlord’s flexible and collaborative approach throughout the negotiation process,” commented Robert Chmielewski, Co-Managing Partner at Share Space.
